General description

This successful refurbishment of existing multi-family building reached the target of “plus” energy building basing on the Passive House Standard certification. The building, composed of 19 apartments, represented a typical examples of apartment block built in 1965. In the deep renovation adopted, the Passivhaus principles were integrated with renewable energy systems as solar thermal panels on the roof and photovoltaic panels well integrated on vertical surfaces of the facades and the south exposed balconies and on the roof. The integration of this RES components leads to an attractive architectural aspect. Thanks to passive house + RES solutions the renovated building will produce more energy than it consumes.

Energy efficiency and use of renewables

The building envelope shows an high thermal insulation level with thermal transmittance value of 0,114 W/(m2K) for the external walls, 0,079 W/(m2K) for the roof, 0,152 W/(m2K) for the basement, 0,78 as average value for the windows (glazed and frame surfaces included). Great care was adopted to avoid thermal bridges in each details of the thermal envelope, for instance with accurate details for the existing balconies. The installed mechanical ventilation system with heat recovery follows a semi-central concept, with the central unit recovering the heat, handling all dust filtering and preheating the outdoor air. And each apartment has a CO2 based airflow volume control. For space heating and domestic hot water production, a water storage tank is filled by a solar thermal panels, composed of vacuum solar collectors (32,5 kW of peak thermal power), and by an air-water heat pump. --> Project team: Gasser Gebaude AG - Chur (www.gasser.ch)
